Prague 8 - Karlín

Rezidence Blízká is a new project in Karlín, Prague on U Sluncové Street. The result of the design is the project of two apartment buildings which are further divided into three towers, all connected on the first underground floor. The buildings are mirror-identical except for the number of floors within each one. The north-facing building has one underground floor and seven above-ground floors and the south-facing building has one underground floor and five above-ground floors. The top floor of both buildings will be recessed. The entrance floors of both buildings are located on the first underground floor, which also serves as parking for residents. A total of 228 new housing units with layouts from 1+kk to 4+kk are proposed. The undeveloped land will be converted into a small park with a playground. The architectural solution of the building is based on the primary shape of three opposing blocks which are connected by a common base. A vertical glazed facade creates a line above the main doors and emphasizes the entrance to the building. From the urbanization point of view, it was necessary to take into account the zoning plan in the design, which divides the land into two parts separating them with a new city street. This newly created street connects Na Špitalsku Street and U Sluncové Street. On the first underground floor, two small commercial spaces are designed which can be used as a small grocery store or a newspaper shop, for example. The material design of the buildings is based on the genius loci of historic Karlín, which used to be an industrial district with many brick factory warehouses. For this reason, the facades are cladding that imitates brickwork.
